In New South Wales, sustainable building is not just a trend – it’s a legal requirement. If you are planning an extension or addition in Newcastle or Lake Macquarie, you will likely have to meet BASIX (the Building Sustainability Index) requirements.
When is a BASIX Certificate Required?
- The NSW Government mandates a BASIX certificate for:
- New Residential Dwellings
- Alterations and Additions valued at $50,000 or more
- Swimming pools or spas over 40,000L.
If your renovation involves significant structural changes, a new roofline or a substantial increase in floor area, you will almost certainly need to comply.
The Three Targets of BASIX
The assessment is divided into three key categories, and your project must pass the minimum score in each:
- Water efficiency: This targets the reduction of mains water consumption. In our local projects, we often achieve this by installing 4-star WELS-rated taps and connecting rainwater tanks to toilets and garden taps.
- Thermal comfort: This measures how well your home maintains a steady temperature. In our Belmont North renovation, we upgraded all windows and doors to energy-efficient models to ensure the home remains quiet and thermally stable throughout the year. High-performance glazing and insulation are key to hitting these targets.
- Energy consumption: This targets your home’s ‘running costs’. We focus on LED lighting and high-efficiency hot water systems to reduce the reliance on standard electric heating.
The 2024/2025 Standards
The standards for BASIX have recently become more stringent to align with national 7-star NatHERS requirements. For a homeowner in Lake Macquarie, this means your extension will likely require better insulation and more sophisticated window selections than a project completed in previous years.
While this may slightly increase the initial construction cost, the long-term savings on energy bills and the increased resale value make it a wise investment. We work with experienced BASIX assessors from the early design stages to ensure your home is compliant, comfortable and significantly cheaper to run in the long-term.
